line of Wells Avenue; running thence along said northerly line of Wells
Avenue, South 73 degrees 20 minutes 00 seconds West, a distance of
150.0 feet to the point or place of beginning.
BEING the same premises conveyed to the parties of the first part by
Deed dated June 2nd, 1967 and recorded on June 5th, 1967 in the Office
of the Clerk of Suffolk County in Liber 6161, page 368.
