(formerly of Bailey) intersects the Southeasterly side of Middle Road (C.R. 27); running thence South 35°00100" East along said last mentioned division line 495-.78-feet-to a monument and land of Long.,Island Railroad Company; thence South 58°29'10" West along said last mentioned land 1319.06 feet to land now or formerly of Bertha Appleby (formerly of Krupski); thence North 40015'00" West along said last mentioned land 659.72 feet to the Southeasterly side of Middle Road (C.R.27); thence along the Southeasterly side of Middle Road (C.R.27) the following three courses and distances: (1) North 63°18'40" East 703.27 feet; (2) Northeasterly along the arc of a curve bearing to the left having a,radius of 2924.79 feet.a distance of 622.15 feet; (3) North 560.07'20" East 76.53 feet to the monument set at the point or place of BEGINNING. SUBJECT to.a mortgage of record. TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of the patty of the amend part forever. AND the party of the first pari covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever,except as aforesaid. AND the party of the first part,in compliance with Section 13 of the Lim Law,covenants that the party of the first part will receive the consideration for this Conveyance and will bold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the rest of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
