THIS INDENTURE,made the y day of January,nineteen hundred and sixty-eight

with its principal office at No. 20 Jerusalem Avenue, Hicksville,
New York

party of the first part,and NAIDA EISENBUD of 3 Lawson Lane, Great Neck,
New York as to an undivided one-half interest, and FREDERICK
STEIN of 934 South Shore Drive, Miami Beach, Florida as to an
undivided one-half interest
party of the second part,
W[I'NESSBTH,that the patty of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Peconic, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a concrete monument set in the Southeasterly side
of Middle Road (C.R. 27) where the division line between the
lands herein described and land now or formerly of Agway, Inc.
(formerly of Bailey) intersects the Southeasterly side of Middle
Road (C.R. 27); running thence South 35°00100" East along said
last mentioned division line 495-.78-feet-to a monument and land
of Long.,Island Railroad Company; thence South 58°29'10" West
along said last mentioned land 1319.06 feet to land now or
formerly of Bertha Appleby (formerly of Krupski); thence North
40015'00" West along said last mentioned land 659.72 feet to
the Southeasterly side of Middle Road (C.R.27); thence along
the Southeasterly side of Middle Road (C.R.27) the following
three courses and distances: (1) North 63°18'40" East 703.27
feet; (2) Northeasterly along the arc of a curve bearing to the
left having a,radius of 2924.79 feet.a distance of 622.15 feet;
(3) North 560.07'20" East 76.53 feet to the monument set at the
point or place of BEGINNING.
SUBJECT to.a mortgage of record.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the patty of the amend part forever.
AND the party of the first pari covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lim Law,covenants that the party of
the first part will receive the consideration for this Conveyance and will bold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the rest of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word"party"shall he construed as if it read"parties"whenever the sense of this indenture so requires.
