by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or

ALL that certain plot, niece or parcel of land situate, lying and
being in the Village and Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at the southeasterly corner of the premises herein
described and which noint of beginning is distant 296.5 feet west-
erly as measured along the northerly side of Sound View Avenue from
the westerly boundary line of lands of John Charnewa on a course
running South 42 degrees 14 minutes 10 seconds West; running thence
in a general westerly direction along the northerly line of Sound
View Avenue, South 42 degrees 14 minutes 10 seconds West a distance
Of 100 feet to the easterly line of land of Carl Reiter; running
thence in a general northerly direction along the easterly line of
the land of Carl Reiter, North 42 degrees 42 minutes 20 seconds
West a distance of 300 feet, more or less, to Great Pond; running
thence in a general easterly direction along Great Pond a distance
of 100 feet, more or less, on a tie line 100 feet as measured from
the easterly line of land of Carl Reiter on a course running North
50 degrees 26 minutes 40 seconds East to other land of the party of
the first part and this day being conveyed by the party of the first
part to Arthur R. Anderson and Dolores P. Anderson, his wife; running
thence in a general southerly direction along the easterly line of
other land of the party of the first part and the westerly line of
the land this day being conveyed to Arthur R. Anderson and Dolores P.
Anderson, his wife, South 42 degrees 42 minutes 20 seconds East a
distance of 280 feet, mare or less, to the point or place of beginning.
The last mentioned course being parallel to the easterly line of the
lands of Carl Reiter.
TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to Great Pond and the lands under water
of Great Pond adjacent to said premises and in and to the highway known
as Sound View Avenue adjacent thereto.
TOGETHER with and SUBJECT to a common right of way for ingress and
agrees 25 feet in width, the center line of which is the boundary line
between the lands hereinabove described and the westerly line of lands
this day being conveyed by the party of the first part to Arthur R.
Anderson and Dolores P. Anderson- his wife, and which right of way runs
from Sound View Avenue to Great Pond .
