RICE and JEAN NASH RICE, his wife, both residing at Southold, Suffolk County, New York, party of the first part,and ^ -n MADELYN CROASDALE, residing at 70 Briaton Road, Garden City, Nassau County, New York, LL � party of the second part, WITNESSETH,that the party of the first part,in consideration of - - - - - - - - the stmt of TEN ($10.00) - - - - - - - - - - dollars, lawful money of the United States,and other good and valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, lying and being to the Town of Southold, Suffolk County, New York, known and described as plots numbers Twenty-one (21), Twenty-two (22), Twenty- three (23), and Twenty-four (24) in Block A on a certain map made July 22, 1930, by Daniel R. Young, P.E. and L.S., entitled "Map of Reydon Shores, Inc., Bayview, L.I., N.Y., mn the Town of Southold, Suffolk County, N.Y.", and filed in the office of the Clerk of Suffolk County, Riverhead, N. Y., on July 1, 1931, as Map No. 631. TOGETHER with the right to use for boating, bathing and fish- ing, all that portion of beach lying in front of Sections A and B as shown on said Map, in common with others who now have ormayhereafter acquire rights in the same, subject, however, to such reasonable rules and regulations with respect to the use thereof as may from time to time be put into effect. TOGETHER with any right to the reasonable use and enjoyment of that portion of the inland harbor owned by the party of the first part and to the use of a portion of the northerly line of the bulk- head and to such other portions of said bulkhead as may be set aside in common with other plot owners to date and others who may hereafter acquire title to land from Reydon Shores, Inc., subject to such reasonable rules and regulations as may from time to time be put into effect. TOGETHER with all of the right, title and interest, if any, of the party of the first part, in and to the beach, waters and lands under water in front of and abutting said premises. TOGETHER with the rights of way, if any, held by the parties of the first part for ingress and egress over West Shore Drive to the nearest public highway. BEING AND INTENDED to be the same premises conveyed by Claire A. Fearns to Joseph M. Rice and Jean Nash Rice, his wife, the parties of the first part herein, by deed dated April 1, 1960, and recorded in the Suffolk County C1eTk Is.
