BETWEEN CLARA POST PETTIT (as surviving joint tenant) , residing
at 15 Westburry Road, Garden City, New York,
party of the first part,and MARION COULOUCOUNDIS, residing at 36-11 Henry
Hudson Parkway, Riverdale, New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereo6 erected,
situate,lying and being in the Town o£ Southold, Suffolk County, New York, bounded
and described as follows:
BEGINNING at a granite monument on the northerly line of Sound View
Avenue at the Southwest corner of lands of Charles H. Zimmer and the
Southeast corner of property now or formerly of Salmon Estate; running
thence North 3 degrees 14 minutes 40 seconds east 271.45 feet to the
ordinary high water mark of Long Island Sound; running thence along
said high water mark South 61 degrees 31 minutes 50 seconds east 120.21
feet to lands now or formerly of Joseph L. Dowden; thence along said
last mentioned land of Joseph L. Dowden' South 7 degrees 38 minutes 30
seconds west 249.28 feet to the northerly line of Sound View Avenue at
a concrete monument set in the northerly line of Sound View Avenue;
thence along said northerly line of Sound View Avenue north 69 degrees
13 minutes 40 seconds west 94.0 feet to the point or place of BEGINNING,
TOGETHER with all right, title and interest of the grantor, if any, of,
in and to land under water in Long Island Sound in front of and adjacent
to said premises.
SUBJECT to any state of facts an accurate survey may reveal,
SUBJECT to covenants, restrictions, reservations and easements of

I SUBJECT to the rights of the Federal Government to enter upon and take
possession without compensation of lands now or formerly lying below
the high water mark of Long Island Sound.
