Dowden' South 7 degrees 38 minutes 30 seconds west 249.28 feet to the northerly line of Sound View Avenue at a concrete monument set in the northerly line of Sound View Avenue; thence along said northerly line of Sound View Avenue north 69 degrees 13 minutes 40 seconds west 94.0 feet to the point or place of BEGINNING, TOGETHER with all right, title and interest of the grantor, if any, of, in and to land under water in Long Island Sound in front of and adjacent to said premises.
