of Southold, County of Suffolk and State of New York, being more
particularly bounded and described as follows:

BEGINNING at a point on the northeasterly line of a Town
Highway, known as Mill Creek Drive and being the northwesterly
corner of the lands now or formerly of Jessie Cornell Verostek
and being the southwesterly corner of the premises herein described;
I running thence in a general northwesterly direction along the said
northeasterly line of Mill Creek Drive north 58 degrees 22 minutes
50 seconds west, a distance of 50 feet to the land now or formerly
of 'John S. Weigert; running thence in a general northeasterly
direction along the lands now or formerly of John S. Weigert north
y 35 degrees 10 minutes east a distance of 166 feet to the ordinary
I high water line of a channel or canal; running thence in a general
southeasterly direction along the said line of the channel or canal,
a distance of 78 feet more or less a tie line course and distance of
south 63 degrees 47 minutes east 75. 90 feet to the northeasterly
I corner of the said lands now or formerly of Jessie Cornell Verostek;
running thence in a general southwesterly direction along the
northerly line of the said lands of Jessie Cornell Verostek south
i 43 degrees 20 minutes west a distance of 176.50 feet to the north-
easterly fine of Mill Creek Drive and the point or place of
BEGINNING.
TOGETHER WITH all the right, title and interest, if any, of
the party of the first part of, in and to the 25 foot channel or
canal lying in front of and adjacent to the said premises and leading
to Mill Creek.
EXCEPTING THEREFROM the` northwesterly half of the above
described premises which were conveyed to Albert D. Eskin and
Louise Eskin, his wife, by deed dated December 5, 1969 and presently
being recorded in the Suffolk County Clerk' s office.
Being part of the same premises conveyed to Conrad A. Verostek
by deed dated February 21, 1969 by William 0. McBride and Ethel A.
McBride, his wife, recorded in/ the office of the Clerk of the County
of Suffolk in Liber 6511, page 03, on February 26, 1969.
