WITNESSETH, that the party of the first part, in consideration of
ONE ($1.00)
'! lawful money of the United States, and other good and valuable eonsideration,paid
I F by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ikDMx at Laughing Water, near Southold, in the Town of
Southold, Suffolk County, New York, bounded and described as follows: -
Starting at a concrete monument in the angle of the northerly
line of Minnehaha Boulevard, thence South 57 degrees 48 minutes
East by and along the Northerly line of Minnehaha Boulevard 54.5
feet to a point and place of beginning; thence North 17 degrees
31 minutes East 126 feet, more or less, along property of Taggart
to a base line and the creek waters ; thence South 62 degrees 06
minutes East 75 feet along this base line to a point; thence South
25 degrees 32 minutes West 122 feet, more or less , along property
of Michaels to a point in the Northerly line of. Minnehaha Boulevard;
thence North 57 degrees 48 minutes West 60 feet by and along the
Northerly line of Minnehaha Boulevard to the point of beginning.
Together with all the right, title and interest of the party of
the first part, if any, in and to land lying within the bounds of
Minnehaha Boulevard, adjacent to the said premises, to the center
dine thereof.
Together with all rights to the use of roadways and beaches
above mean high water, jointly owned and used by all Laughing Water
property owners.
Subject, however, to all covenants and restrictions of record.
Being and intended to be the same premises conveyed by Cedric H.
Wickham and Claretta S. Wickham, his wife, to George Taggart and
Edna Taggart, his wife, by deed dated June 26, 1956 and recorded in
the Suffolk County Clerk's Office on August 30, 1956 in Liber 4171
of Deeds at page 113, the said George Taggart having died a resident
of Southold, Suffolk County, New York, on October 6, 1961 survived
by his wife Edna Taggart, the party of the first part herein.
