THIS INDENTURE, made the 8th day of April nineteen hundred and seventy, BETWEEN CHARLES B. OCAME and his wife, MARGARET B. OCAME, both residing at Founders Path, Southold, New York, party of the first part, and KODROS SPYROPOULOS and his wife, VASILIKI SPYROPOLJLOS, both residing at #80-15 41st Avenue, Elmhurst, New York, party of the second part, WITNESSETH, that.the party of the first part, in consideration of ONE and N0/100 - - - - - 41 C ($1.00)- - - - - - - - - - - - - - - - - - - - - - -dollars, 30 lawful money of the United States,and other good and valuable consideration paid h by the party of the second part, does hereby grant and release unto the party of the second part, their heirs or U . successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, x - 12 lying and being 1MNlR at Southold, in the Town of Southold, County of Suffolk ,l and State of New York, bounded and described as follows: BEGINNING at a point on the northwesterly line of a certain 50 foot strip of land hereinafter described as a right of way at a point LL ,� on said line 425 feet northeasterly from the northeasterly line of land of George Alevras measured at right angles thereto; running thence on a line parallel to said northeasterly line of land of George Alevras, North 64° 50' West, 500 feet to ordinary high water mark of Long Island Sound; thence along said ordinary high water mark of Long Island Sound, North 300 00' East, 100. 36 feet; thence on a lineiparallel to the first described boundary and at all points distant 100 feet therefrom measured at right angles thereto, South 640 50' East, 491.55 feet to a point on said northwesterly line of said 50 foot strip; thence at right angles to the- last described course and 'along the line of said 50 foot strip, South 250 10' West, 100 feet to the point of BEGINNING. TOGETHER with all rights, title and interest of the parties of the first part of, in and to Long Island Sound, in front of and adjoin- ing said premises. Also with a right of way over said 50 foot strip of land from the easterly side of the premises hereby conveyed in a general southwesterly direction about 980 feet to a certain 20 foot strip of land reserved. for a right of way; thence over said 20 foot strip of land in a general south�as�t'prly direction, about 500 feet to the southeasterly boundary M . .�.of, r; ;t �. of land off tae=frust part; thence over the existing roadway in' a general southerly direction to Sound View Avenue. Also aright of way 20 feet in width, beginning at the southwest- erly line of the premises hereby conveyed on the beach near the foot of the Sound bluff; and running thence in a general southwesterly direction near the foot of said bluff, about '1300 feet to -a point near -the end of L15A731 PAGE 432 said bluff; thence southeasterly and then southerly, and then again southeasterly and again southerly to Horton Lane. RESERVING to the parties of the first part a right of way over a strip of land 20 feet in width, the southwesterly end of which begins at the northeasterly end of the last described right of way and runs northeasterly across the premises hereby conveyed to land now or form- erly of Walter E. Hyatt. SUBJECT to all covenants and restrictions of record. ,+ BEING AND INTENDED TO BE .the' same premises conveyed by Walter E. Hyatt to Henry G. Also being the same premises devised by the said Mary J. McCabe to the aforesaid Charles B. Ocame and Margaret B. Ocame under her Last Will and Testament admitted to probate by the Surrogate of the County of Suffolk on the 12th day of March, 1962, File No. 5-P-1962.
