BETWEEN ANDREW WILLIAM MILES, residing at 1530 S. E. 14th Drive, Deerfield Beach, Florida, party of the first part, and GASPER PISACANO, residing at 271 East 17th Street, Huntington Station, New York, and ADELINE E. PISACANO, his wife, residing at 271 East 17th Street, Huntington Station, New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con- C:�1 sideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being kxft at Southold, in the Town of Southold, Suffolk County, New York, bounded and described as follows: BEGINNING at a point on the northerly line of Cedar Beach Road at the south-easterly corner of the premises herein described, which point is South 76 degrees 44 minutes 40 seconds East 400 feet from the intersection of said northerly line of Cedar Beach Road with the easterly line of Paradise Point Road; ! from said point of beginning running thence along said northerly line of Cedar ¢¢ It Beach Road North 76 degrees 44 minutes 40 seconds West 125 feet to land conveyed or about to be conveyed by the party of the first part herein to the party of the ti second part herein; thence in a northerly direction along said last mentioned land a distance of 285 feet, more or less to land now or formerly of Weymouth at a point which is North 70 degrees 07 minutes 10 seconds West 125 feet from the northeasterly corner of the premises herein described; thence along said land of Weymouth South 70 degrees 07 minutes 10 seconds East 125 feet to land now or formerly of Heacock; thence along land last mentioned two courses as follows: (1) South 24 degrees 44 minutes 30 seconds West 140. 0 feet; thence (2) South 13 degrees 15 minutes 20 seconds West 135. 0 feet to said northerly line of Cedar Beach Road and the point or place of beginning. BEING and intended to be a portion of the premises conveyed by Charlotte K. Gittinger to Andrew William Miles, the party of the first part herein, by deed dated November 12, 1964 and recorded in the Suffolk County Clerk's Office on November 24, 1964 in Liber 5658 of deeds at page 63. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered any- thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
