N of C.W. Booth; from said point of beginning running south 14 degrees
,-18 minutes 50 seconds east, 110 feet along the westerly line of a right
of way to a point; running thence along land formerly of Alan J. and
Stella M. OlBrien south 69 degrees 08 minutes 00 seconds west 287.31
feet to the land of Wiegand; thence along said land of Wiegand north

Being and intended to be the same land conveyed by Alan J. O'Brien
and Stella M. O'Brien by deed dated June 7, 1963, to the within grantor,
recoa'iled with the Clerk of Suffolk County on July 17, 1963, Liber 5363,
Page 412.
Subject to covenants, easements and restrictions of record, if
any; and to any state of facts an accurate survey may show provided the
same does not render title unmarketable.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to anv streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second paft, the heirs or successors and assigns of
the party of the second part forever.
AND th= party of the fi;t part co:cnznts that the party of the first part has not done or suffered anything
whereby the saidpremises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the sante for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
