BEGINNING at a monument set on the northerly line of Main Bayview
Road, about 2400 feet westerly along said line from Cedar Beach Road,
being the southwesterly corner of lands of Ann E. Davis, and the South-
easterly corner of the premises herein described; and running thence
along said northerly line of Main Bayview Road, three courses as follow

first part in Main Bayview Road adjoining said premises on the south to
the center line thereof.
TOGETHER with a right to use, in common with others, and only for:
the benefit of the premises hereinabove conveyed, for bathing andrecre-
ation, of a parcel of land. bounded and described as follows: Commencing
at the northwest corner thereof, at a point in the southerly side of
Watersedge Way (a private roadway on premises of party.of the first
part) that is distant the following two courses and distances from a
monument set at the intersection of the southerly. line of Main Bayview
Road with the easterly line of lands of William Wells:
(1) .South 380 06' 30" West 1800.43 feet to a pipe,,
(2) South 66° 22' 10" East 680.0 feet to the point of beginning,
and running thence South 66° 22' 10" East along the southerly side of
Watersedge Way 59.02 feet, thence running still along Watersedge Way and
Rambler Road on a curve to the left having a radius of 70 feet, a dis-
tance of 103.09 feet; thence running North 290 15' East along the east-
erly line of Rambler Road 125.31 feet, thence running South 600 45' East
along other lands of party of the first part a distance of 135• feet to
a point; thence running South 28° 52' 20" West a distance of 384.25 feet
more or less to ordinary high water mark of Peconic Bay; thence running
northwesterly along ordinary high water mark of Peconic Bay a distance
of about 240, feet to a point in a line that runs South 230 37' 50" West
from the point of beginning; and running thence North 23037' 50" East a
distance of 210. feet more or less to the point or place of beginning.
TOGETHER with a right of wayfor ingress and egress in common with
others, and only for the benefit of the premises hereinabove conveyed
over a 50-foot strip of land extending from the recreation area above
described to Main Bayview Road; said strip of land to be in such loca-
tion as reasonably designated by party of the first part.
BEING AND INTENDED TO BE the same premises as conveyed by Helen G.
Cochran to Hazel B. Mack by deed dated October 19, 1958 recorded in
Liber 4532 page 385.
