ALL that certain plot, piece or parcel of land, with the hnildirngs anti improvement, thereon erected, situate,
lying and being ixDdK- at Indian Neck, near Peconic, in the Town of Southold,
County of Suffolk, State of New York, bounded and described as follows :
BEGINNING at a monument on the southerly line of Indian Neck Road
at the northeasterly corner of Seagyan Club, Inc. , and the northwesterly
corner of the premises herein described, from said point of beginning
running along the said southerly line of Indian Neck Road, North 75°
22' 20" East a distance of 270.99 feet to a monument and land of Rust ;
thence along said land of Rust, South 24' 42' 20" East, a distance of
837.64 feet to a monument; thence along other land of Lillian S. Redden,
two courses: (1) South 65° 55' 50" West, a distance of 100.0 feet to a
monument; (2) South 270 05' 50" East, a distance of 500.43 feet to or-
dinary high water mark of Peconic Bay; thence along said high water mark
as measured by a tie line, South 56° 45' 00" West a distance of 221.89
feet to said land of Seagyan Club, Inc. ; thence along. said. land, North
23° 25' 20" West, a distance of 1,417.36 feet to the point of beginning.
RESERVING, however, to Lillian S. Redden, her heirs, legal repre-
sentatives and assigns the right to the use of a right of way 16 feet
in width, the easterly and northerly lines of which are described as
follows:

BEGINNING at a point on the southerly line of Indian Neck Road
South `75' 22' 20" West a distance of 127.22 feet along said southerly
line from the northeasterly corner of the premises, hereinabove des-
cribed; from said point of beginning running the following 2 courses :
(1) South 241 04° 10" East, a distance of 858.46 feet; thence (2) North
650 551 50" East a distance of 34.81 feet to a monument, at the north-
westerly corner of land of Lillian S. Redden, the westerly and souther-
ly lines of said right of way being 16.0 feet westerly and southerly
from the above described lines, measured at right angles thereto.

Said reservation of the right to/use of said right of way being for the
purpose of ingress and egress to and from said premises and to and
from Indian Neck Road and for the installation, maintenance, repair. ,
and replacement, of public utility lines, pipes, wires and conduits on
the surface , below the surface and above the surface of said right of
way, in such manner as not to interfere with surface travel over said
right of way.
TOGETHER with all the right, title and interest, if any, of the
party of the first part of, in and to the beach, waters and lands under
water of Peconic Bay in front of and abutting said premises.
