THIS INDENTURE,made the day of August, nineteen hundred and Sixty-nine

tenants by the entirety, both residing at 145 Dartmouth Road,
Manhasset, N.Y. 11030

WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
` paid by the party of the second part, does hereby grant and release unto the party of the second part, the -heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
` lying and being in the Town of Southold, County of Suffolk, State of New York,
Cj known and designated as Lot 1�3jon "Map of Southwood" at Southold,
Suffolk County, New York filed in the Suffolk County Clerk's Office on
y� November 24, 1953 as Map No. 2141, and a described parcel, which when

BEGINNING at a point on the southerly side of Beachwood Lane, said
N point of beginning being where the division line between lots 13 and
14 intersects the southerly side of Beachwood Lane and from said point
RI of beginning running thence South 5 degrees 24 minutes 00 seconds West
along division line, a distance of 213.0 feet to the ordinary high
water mark of Goose Creek; thence North 86 degrees 46 minutes 00 sec-
onds West a distance of 133.63 feet to a point; thence North 19 de-
grees 40 minutes -00 seconds East a distance of 206. 0 feet to the south-
erly side of Beachwood Lane, said point being where the division line _
between lots 12 and 13 'intersects said southerly side of Beachwood
Lane ; thence easterly along the southerly side of Beachwood Lane, the
following two courses and distances: '(1) on an arc of curve having a
radius of 127.28 feet, a distance of 31. 10 feet to point of tangent;
(2) North 80 degrees 17 minutes 50 seconds East a distance of 53.90
feet, to lot 14 at the point or place of Beginning.
Being and intended to be the same premises conveyed by Joseph
Meringolo, et al, to Frank G. Hundley, by deed dated September 1968
and recorded in the Suffolk County Clerk's Office on September 13, 1968
in Liber 6418 of Deeds at page 233.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of.the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part %vill receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply,
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other pur¢ose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
