o WITNESSETH, that the party of the first part,in consideration of
Ten ($10.00)-------------------------------------------------dollars,
lawful money of the United States, and other good and valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iajhc at Peconic, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a pipe set at the intersection of the northerly side
of Sound Avenue with the westerly side of Huntington, Boulevard;
RUNNING THENCE South 35 degrees 27 minutes East, along the
westerly side of Huntington Boulevard, 346.85 feet to a monument
and Autumn Lake;
THENCE southwesterly and northerly along the northwesterly and
` northerly side of Autumn Lake the following 2 courses and distances :
(1) South 54 degrees 33 minutes West, 80.0 feet to a monument; (2)
North 86 degrees 40 minutes West, 147.52 feet to a monumenTand land
now or formerly of Matthew;
Oily THENCE North 35 degrees 27 minutes West along land now or formerly
of Matthew and crossing Lake View Avenue (Right of Way) 77. 66 feet
to a monument and land now or formerly of the Estate of George
Matthew;
THENCE along. said last mentioned land the following 3 courses
and distances: (1) North 38 degrees 39 minutes East and along the
northwesterly side of Lake View Avenue (Right of Way) 70.60 feet
to a pipe; (2) North 55 degrees 59 minutes West, and passing through
a monument 368.79 feet to the high water mark of Long Island Sound
(1934) ; (3) North 35 degrees 27 minutes West 95+- - feet to the
present high water mark of Long Island Sound;
THENCE northeasterly along the ordinary high water mark of
Long Island Sound 207 + - feet to land now or formerly of Widmer;
THENCE Southeasterly and easterly along said last mentioned land
the following two courses and distances: (1) South 35 degrees 27
minutes East, 267. 38 + - feet to a point; (2) North 82 degrees 33
minutes East, 56. 63 feet to the pipe set at the point or place of

TOGETHER with a right crf way over the roadway 33 feet wide
adjoining to the east and known as Huntington Boulevard and over
a highway known as 2nd Avenue to Mill Road and with the use of
the highway known as Lake View Avenue.
SUBJECT TO the easement or right of way heretofore granted to
the owners of the parcel 60 feet wide adjoining Long Island Sound
and the westerly line of Huntington Boulevard for the passage on
foot and with vehicles over, across and upon the strip 20 feet wide
lying next South of said parcel to and from Huntington Boulevard
and over and across said Huntington Boulevard and other private
roads to the Public Highway and to Long Island Sound.
SUBJECT TO 'covenants, easements, agreements and restrictions
of record, if any.
Being the same premises as those described in a certain deed
from Arthur W. Hahn, Jr. and Anna Hahn, his wife, as grantors,
to the grantor hereunder as grantee, dated April 17, 1945 and
recorded on April 27, 145 in Liber 2441 of Conveyances, page
25, as the same premises have been increased or expanded by
reason of recession of the waters contiguous to said premises.
