Maier from the easterly line of Boisseau Avenue ; from said point of beginning running three courses , as follows: (1) North 5 degrees 05 minutes 00 seconds West a distance of 138.2$ feet to a monument; thence (2) South 86 degrees 37 minutes 00 seconds East a distance of 138 . 63 feet to a monument; thence (3) South 10 degrees 59 minutes 30 seconds East a distance of 180.95 feet; thence along land of the party of the first part (Parcel Two herein- after described) , North 81 degrees 55 minutes 50 seconds West a dis- tance of 158 .28 feet to land of Harold Tuthill; thence along said land of Tuthill, North 8 degrees 46 minutes 10 seconds West a distance of 26. 12 feet to the point of beginning, said premises containing 0.57 acre accordingtosurvey of Otto W. East a distance of 215.59 feet to a rail monument on said northerly line of land of the Long Island Railroad Company; thence along said northerly line, South 70 degrees 55 minutes 00 seconds West a distance of 162.43 feet; thence along said land of the Long Island Railroad Company, North 08 degrees 46 minutes 10 seconds West a dis- tance of 15.25 feet to the point of beginning, said premises contain- ing 0.9 acre according to survey of Otto W. Van Tuyl & Son, Surveyors, dated February 3 , 1960. TOGETHER with the right to the use of a right of way 10 feet in width over and along the westerly and southerly boundary of other land of the party of the first part for the purpose of ingress and egress to' and from the premises above described and Boisseau Avenue . RESERVING, however, to the party of the first part the right to alter or change the location of said right o f way or to dedicate same at anytime by filing a dedication in the Suffolk County Clerk's Office, which right to the use of said right of way shall cease when the aforesaid premises become accessible by a public highway.
