ALL that tract or parcel of land situate, lying and being a t Southold,
in the town of Southold, County of Suffolk and State of New York,
bounded and described as follows :
BEGINNING at a point marked by an iron pipe on the southeasterly
line of a 50 foot private road known as "Major' s Path"s said point of
beginning being North 25 degrees 10 minutes 00 seconds East a distance

135.0 feet and thence North 52 degrees 05 minutes 10 seconds East
a distance of 225.0 feet along said southeasterly line from a point
on the northeasterly line of Horton's Lane, 258.58 feet northwesterly
along said northeasterly line from its intersection with the northerly
or northwesterly line of Sount View Avenue; from said point of
beginning running along said southeasterly line of "Major's Path"
North 52 degrees 05 minutes 10 seconds East a distance of 100.0 feet;
running thence along land of 011ie M. Overton, three courses as
follows :
1) South 37 degrees 54 minutes 50 seconds East a distance of
150.0 feet; thence
2) South 52 -degrees 05 minutes 10 seconds West a distance of
100.0 feet; thence
3) North 37 degrees 54 minutes 50 seconds West a distance of
150.0 feet
to the point or place of beginning.
-TOGETHER with the right to the use, in common with others, of a
50 foot right of way (designated as "Major's Path" ) extending from
Horton's Lane eastward about 460 feet to the easterly line of the
premises herein described, for the prupose of egress and ingress to
and from said premises and to and from Horton's Lane and for the
further purpose of installation, maintenance, repair and replacement
of public utility lines, pipes, wires and conduits, on the surface,
below the surface and above the surface of said right of way in such
manner as not to interfere with the surfaco use of said right of way,
RESERVING, however, the right of the party of the first part to de-
dicate said fifty foot right of way as a public highway.
