p WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
` second part, the heirs or successors and assigns of the party for the second part forever,

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being kxg* at Bayview, near Southold, in the Town of Southold, County
of Suffolk and State of New York known and designated as lot number 31 on a certain
map entitled "Seawood Acres, Section One, situate at Bayview Town of Southold, Suffolk
County, New York" and surveyed January 19, 1956 by Otto W. Van Tuyl & Son Licensed
Land Surveyors, Greenport, New York and filed in the Office of the Clerk of Suffolk
County on the 26th day of June 1956 as map number 2575, which said lot is more particularly
bounded and described as follows:
BEGINNING at a point on the westerly side of Seawood Drive , 100 feet northerly from its
intersection with the northerly side of Midland Parkway;

RUNNING THENCE from said point of beginning North 63 degrees 21 minutes 00 seconds
West, and along the northerly side of lot number 32 on said map, 125 feet to land of
Seawood Acres, Inc.;
THENCE North 26 degrees 39 minutes 00 seconds East and along the easterly side of
the last mentioned land 100 feet;
THENCE South 63 degrees 21 minutes 00 seconds East and along southerly side of lot
number 30 on said map, 125 feet to the westerly side of Seawood Drive;
THENCE South 26 degrees 39 minutes 00 seconds West along the westerly side of
Seawood Drive 100 feet to the point or place of BEGINNING.
The grantors herein being the same parties named as grantees in a deed for the subject
premises from Seawood Acres Inc. dated October 5, 1962 and recorded on October 9, 1962
in Liber 5244 Co 277.
�Yl The subject premises are conveyed subject to mortgage held by the Union Savings Bank
Uc of Patchogue, New York in the face amount of $8, 000.00, dated July 30, 1965 and
recorded August 13, 1965 in Liber 4727 Mp 377 which mortgage is presently reduced
" to the sum of $7, 575.68.

of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

above written.
