JOSEPH G. CALLAHAN and LUCILLE M. CALLAHAN, his wife, residing at
228 Carlton Terrace
o Stewart Manor, N. Y.
party of the second part,
\tVT��, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
de ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being WAkx at Bayview, Town of Southold, Suffolk County, New
York, known and designated as Lot No. 73 on a certain map entitled,
"Map of Harbor Lights Estates, Section Three at Bayview, Town of
Southold, Suffolk County, New York, April 3, 1968 Van Tuyl & Son,
Surveyors and filed in the Office of the Clerk of the County of
Suffolk on 8/7/1968 under File No. 5147.
TOGETHER with an easement over the streets or roads shown on said
filed map to the nearest public highway.
TOGETHER with the use in common ;with` others of the beach area and
parking area adjacent thereto, as shown on Map of Harbor Lights
Estates , Section One , Bayview, Town of Southold, Suffolk County,
N. Y. , filed in the office of the Clerk of the County of Suffolk on
June 8 , 1965 as Map #4362; said beach area having a depth of
approximately 50 feet from the average high water mark on Peconic
Bay and having a length of 900 feet, more or less , as measured along
the ordinary high water mark and said parking area having a frontage
on the northerly side of Harbor Lights Drive of approximately 150 feet
running westerly along said street from Lot No. 7 and having a depth
of not less than 150 feet northerly of Harbor Lights Drive . The
parking area shall be immediately adjacent and contiguous to the
beach area herein referred to.
SUBJECT AND TOGETHER WITH the benefits of Covenants , Agreements
and utility easements of record.

an all t Ie estate ant rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pant covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
