authority to him given in and by the said last Will and Testament,

does hereby grant and release unto the part y of the second part, her heirs,
and assigns forever, all
that certain plot, piece or parcel of land, situate, lying and being
near Hortons Point, in the Town of Southuld, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument set in the Northeasterly side of Sound
View Avenue as same currently exists where the said Northeasterly
side of Sound View Avenue is intersected by the division line between
premises hereinafter described and premises now or formerly of Helen
N. Oulton; RUNNING THENCE along said last mentioned land the following
two courses and distances: (1) North 48 degrees 36 minutes 40 seconds
East 75.00 feet to a monument set in the bed of the former Sound View
Avenue (2) North 29 degrees 24 minutes 50 seconds West through a
monument 455.00 feet more or less. to the ordinary high water mark of
Long Island Sound; THENCE Easterly along the ordinary high water mark
of Long Island Sound on a tie line having a bearing of South 73
degrees 00 minutes East a distance of 250.00 feet; THENCE South
36 degrees 00 minutes East 165.00 feet; THENCE South 11 degrees
04 minutes West 219. 50 feet; THENCE South 31 degrees 29 minutes
40 seconds West through the former Sound View Avenue 116.06 feet to
the Northeasterly side of Sound View Avenue as same currently exists;
THENCE North 41 degrees 23 minutes 20 seconds West along the North-
easterly side of Sound View Avenue as same currently exists 100.00
feet to the point or place of BEGINNING.
TOGETHER with all the right, title and interest which the party
of the first part has power to convey in and to the lands below the
ordinary high water mark of Long Island Sound, and in and to
Sound View Avenue adjacent to the premises above described to the
center line thereof.
This deed is executed by the party of the first part pursuant to
the Last Will and Testament of EDNA CAHOON SALMON, which Will was
admitted to probate in the State of Virginia on the 6th day of
February, 1964, and as to which ancilla probate was granted by the
Surrogate of Suffolk County on the / day of October, 1969.
