Van Tuyl, Surveyor, and filed in the Suffolk County Clerk' s Office on December 20, 1927 as Map No. 90, said premises being more particularly bounded and described as follows : - BEGINNING at an iron pipe on the southwesterly line of a private road known as "Lakeside Drive" at the easterly corner of lot 56 and the northerly corner of lot 57 as shown on "Map of Cedar Beach Park" filed in the Suffolk County Clerk' s Office as Map No. 90, from said point of beginning running along said Southwesterly line , South 60 degrees 20 minutes 30 seconds East, a distance of 110.0 feet to an iron pipe; running thence along land of Benedict A. Manasek, Jr. and wife (lots 58 and 59) , South 41 degrees 39 minutes 30 seconds West, a distance of 154 feet, more or less , to the edge of a dredged channel; thence westerly along said edge, 135 feet, more or less, to land heretofore conveyed to Louis E. Weiss and Vera G. Weiss , his wife (liber 5742 cp 547) ; . running thence along said land of Weiss, North 41 degrees 39 minutes 30 seconds East, a distance of 212 feet, more or less , to the point or place of BEGINNING. TOGETHER with the right to the use (in common with others) of the Community Landing as shown on said map at the northerly end of Cove Inlet. TOGETHER with a right of way over said "Lakeside Drive". SUBJECT to covenants, easements and restrictions of record, if any. SUBJECT, however, to the right of Benedict A. Manasek, Jr. and Mary Manasek, his wife, to Leo Kwasneski and Ann Kwasneski, his wife, by deed dated July 21, 1967 and recorded in the Suffolk County Clerk's Office on July 24, 1967 in Liber 6190 cp 110.
