THIS INDENTURE, made the /61VDA day of August ,nineteen hundred and seventy 7 (c BETWEEN PHILIP AMON and HELEN M. AMON, his wife, both residing at 155 Richmond Avenue, Amityville, New York, party of the first part,and - GERALD WREN and RUTH WREN, his wife, both residing " at 9105 98th Street, Woodhaven, New York 11421, C` party of the second pi.art, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, � situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as and by lot No. 3 Block G on a certain map entitled "Map of Reydon Shores, and filed in the Suffolk County Clerk's Office on July 2, v 1931 as map No. 631. TOGETHER with any right to the reasonable use and enjoyment of that portion of the inland harbor formerly owned by Reydon Shores, Inc. and to the use of a portion of the northerly line of the bulkhead and to such other portions of said bulkhead as may be set aside in common with the other plot owners to date, subject to such reasonable rules and regulations as Reydon Shores, Inc. may have in effect. SUBJECT to covenants and restrictions contained in other deeds of record affecting other lots on said map provided same do not prevent exercise of all rights to be conveyed herein. TOGETHER with the right to use, for beating, bathing and fishing all that portion of beach lying in front of Section A and B as shown on said map, in common with others who have now or hereafter may acquire rights in the same, subject, however, to such reasonable rules and regulations with respect to the use thereof as Reydon Shores Inc. may have in effect. TOGETHER with a right of way over the roads, highways, streets or lanes shown on said map, and over a road or highway known as Reydon Drive, which runs through other property formerly of Reydon Shores Inc. in common with others. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered any- thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
