" which said map was filed in the Suffolk County Clerk's Office on November 28, 1927 as Map Number 859 said premises being more particularly bounded and described on said map as follows BEGINNING at a monument set on the southerly side of Wells Avenue at the westerly corner of said Lot No. 10 on said map; RUNNING THENCE along the southeasterly side of Wells Avenue, north 47 degrees 50 minutes east, a distance of 70 feet to the westerly corner of Lot No. 11 on said map; RUNNING THENCE south 50 degrees 40 minutes east, a distance of 242 feet, more or less, to ordinary high water mark of Jockey Creek; RUNNING THENCE in a general southwesterly direction along said ordinary high water mark of Jockey Creek to the southeasterly corner of Lot No. 9 on said map; RUNNING THENCE north 35 degrees 45 minutes west a distance of 254 feet more or less to a monument on the southerly side of Wells Avenue, the point or place of beginning.
