Huntington, 'New York; JOSEPH A. SHIPULE, residing at 4910 North
Bayview Road, Southold, New York; and ABRAHAM BENDER, residing

on September 9, 1970 as Map No. 5520 (Abstract No. 6669) , said
premises being more particularly bounded and described as follows: -
Beginning at a point on the easterly line of Ship' s Drive which
point is the northwesterly corner of Lot 17 as shown on said map and
the southwesterly corner of the premises herein described, and which
point is 608. 72 feet northeasterly along said easterly line of Ship's
Drive from its intersection with the easterly line of North Road to
Bayview; from said point of beginning running thence along said east-
erly line of Ship's Drive, North 21 degrees 20 minutes 30 seconds
East, a distance of 135 .73 feet to the southerly line of Lot 15 as
shown on said map; running thence South 62 degrees 40 minutes 40
seconds East, a distance of 185.03 feet to land now or formerly of
Reese;. thence along said land of Reese, South 27 degrees 19 minutes
20 seconds West, a distance of 135.0 feet to the northerly line of
Lot 17 as shown on said map; running thence North 62 degrees 40 minute
40 seconds West, a distance of 170.97 feet to the point or place of
beginning.
SUBJECT to Zoning Ordinances of the Town of Southold.
SUBJECT to covenants and agreements set forth in a certain
Declaration dated June 29, 1970 and recorded in Liber 6776 cp 194.
TOGETHER with all right, title and interest, if any, of the party of the'first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
• the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apple
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
