The Southerly 10 feet of the premises are SUBJECT to the rights of others to pass and repass thereon for all ordinary purposes. The right of the parties of the second part to pass and repass over Beverly Road is SUBJECT to the rights of the party of the first part and others to serve adjoining and adjacent premises with public utilities. SUBJECT to any state of facts an accurate survey might show, and to covenants, restrictions, easements, agreements, reservations, and zoning regulations of record, if any. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
