WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,

BEGINNING at a point on 'the northwesterly line of a 50 foot private
road, hereinafter described 370.0 feet southwesterly along said
northwesterly line from its intersection with the southwesterly line
of Bayview Road; and running thence along said northwesterly line of
said private road South 25 degrees 16 minutes 10 seconds West 88.92
feet toa stake; thence along land of Axien North 59 degrees 59
minutes- 40 seconds West 89.85 feet to a point 10 feet more or less
northwesterly from the southeasterly edge of a dredge basin; thence
on a line 10 feet more or less , northwesterly from said southeasterly
J edge, North 25 degrees 16 minutes 10 seconds east 90.48 feet; thence
along land conveyed or about to be conveyed to Alfred Amante and
wife South 59 degrees 01 minutes 00 seconds east 90.0 feet to the
point or place of Beginning.
TOGETHER with a right of way over 50 foot 'Private Road' to lots
L of Julius Zebroski - South of Bayview Road, Southold, N.Y.
cv, The northwesterly line of said 50 foot-private road is described
as follows :
BEGINNING at a point on the southwesterly line of Bayview Road,
said point being South 59 degrees 01 minutes 00 seconds east 579.50
feetfrom a monument set at the intersection of said course which
e runs South 59 degrees 01 minutes 00 seconds east with that course
of said southwesterly line which runs South 51 degrees 00 minutes

east ; from said point of beginning running thence 2 courses as
follows : (1) South 25 degrees 16 minutes 10 seconds west 517.0
feet to a stake; (2) South 46 degrees 38 minutes 50 seconds west
160.24 feet to land of Palmer. The southeasterly line of said 50
* foot private road is parallel with and 50 feet southeasterly from
a the above described northwesterly line, measured at right angles
thereto.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any-
thing whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party", shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
