PULESE, residing at Reydon Shores in the Town of Southold.. County of Suffolk and State of New York, party of the second part, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration I paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, \ \ ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New \x York more particularly described as follows : ~i BEGINNING at a monument on the northerly line of Pine INeck Road distant 199.10 feet westerly from the corner formed by 14Z the northerly side of Pine Neck Road and the westerly side of R Oaklawn Avenue; 4 thence from said point of beginning running along said northerly line of Pine Neck Road, South 83 degrees 31 minutes 00 seconds West 100.0 feet to a monument and land of Oed; thence along said land of Oed North 6 degrees 51 minutes 00 seconds East 175.0 feet to a monument at the westerly terminus of the southerly line of a 15 foot right of way; thence along said southerly line, North 81 degrees 32 minutes 00 seconds East 100.0 feet to a monument; thence South 6 degrees 34 minutes 30 seconds West 178.36 feet to the point of BEGINNING. TOGETHER with all right, title and interest, if any of the party of the first part in and to the part of Pine Neck Road abutting the above described premises to the center line thereof. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply, the same first to the payment of the cost of the improvement before'using any part of the total of the same for any other purpose.
