WPTNESSETH, that the party of the first put, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs, or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,
lying and being hmbm at Bay View, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows: -
BEGINNING at an iron pipe on the southerly line of North Parish Drive
271.75 feet easterly along said southerly line from Dayton Road, said
point of beginning being the northeasterly corner of land of Gilbert;
from said point of beginning running along said southerly line of North
Parish Drive) South 71 degrees 24 minutes 50 seconds East, a distance
of 115. 0 feet; thence along land of the party of the first part, two
courses: (1) South 15 degrees 59 minutes 20 seconds West, a distance of
175.0 feet; thence (2) North 64 degrees 57 minutes 00 seconds West, a
distance of 120.0 feet to a monument and said land of Gilbert; thence
along said land of Gilbert, ._North 17 degrees 16 minutes 30 seconds East,
a distance of 161.35 feet to the point of beginning.
RESERVING, however, to the party of the first part, his legal
representatives and assigns, all rights to installation, maintenance,
repair and replacement of public utility lines, pipes , wires and
conduits, along the surface, above the surface and below the surface
of the highway adjoining said premises, and the right and privilege to
enter upon the premises herein described and lay, construct, erect and
maintaintherein or thereon sewer pipes , water or gas mains, telephone
or electric light poles , wires or conduits, with all ordinary appurten-
ances and fittings; provided, however, that sewer pipes, mains, poles
or conduits shall be laid, constructed or erected only within five (5)
feet of the right of way or roadway line of said premises.
SUBJECT to the following covenants and restrictions:
1. That only one single family dwelling house for private residential
purposes, and a private garage for family use, shall be built on said
premises . No trailers ,- tents or camping shall be permitted on said
premises and no occupancy of any such dwelling house shall be permitted
until the outside and roof shall be fully and completely finished and
painted.
