MILUSICH and ARMIDA M1LUSICH, his C+ wife, residing at 31 - 16 85th Street, Jackson Heights, New York, �. ►' party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs _ or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being ik#R at Southho 1 d, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a monument in the southerly side of Mechanic Street distant 150 feet westerly from a monument at the intersection of the southerly side of Mechanic Street and the westerly side of Youngs Avenue and from said point of beginning; RUNNING THENCE South 21 degrees 10 minutes 10 seconds East a distance of 86.59 feet to a monument; THENCE South 66 degrees 20 minutes 00 seconds West, a distance of 50.00 feet to a monument; THENCE North 20 degrees 29 minutes 20 seconds West, a distance of 85.58 feet to the southerly side of Mechanic Street; THENCE slong the southerly side of Mechanic Street North 65 degrees 02 minutes 10 seconds East a distance of 49.05 feet to a monument at the point or place of beginning.- GRANTORS eginning.GRANTORS herein are the same persons as the Grantees in Deed of conveyance from KATHLEEN C. WHALEN to PATRICK SHELLY and JOHANNA SHELLY, his wife, dated December 8, 1967 and recorded in the office of the Clerk of Suffolk County, State of New York, on December 14th, 1967 at Liber 6273 cp 381 . TOGETIIER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first pant covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
