STEPHEN A. MUTKOSKI and ELLEN PATRICIA MUTKOSKI, his wife, both
residing at 3155 Kerwin Boulevard, Wickham Park, Greenport,
New York 11944,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, - known and designated as and by the northerly one-half of
Plot No. 46 and all of Plots Nos. 47, 48 and 49 on a certain map
entitled, "Map of Goose Bay Estates, in the Town of Southold,
R.
Suffolk County, New York, said map being made by Lewis N. Waters,
T++ L.S. , of Oyster Bay, Long Island, New York, dated September 12,
L^ 193411 , and filed in the office of the Clerk of the County of

M Suffolk on November 13, 1934 as Map No. 1176.
�^ I+ BEING AND INTENDED TO BE the same premises conveyed to the
grantors herein by deed dated. March 31, 1967 and recorded r
^Apti'ii 11, 1967 in Liber 6136 at page 576.
The grantees herein, Stephen A. Mutkoski and Ellen Patricia Mutkoski,
.i his wife, herebelow affix their signatures to this instrument evi-
dencing their agreement to assume and pay the existing mortgage on
the premises described herein which was made to the Southold Savings
Bank by Walter Kaczmarczyk and Barbara Kaczmarczyk, his wife, the
grantors herein, dated March -31, 1967 and recorded April 11, 1967
in the Suffolk County Clerk' s office in Liber 5133 mp 78, on which
the present remaining balance is $16, 117 .01, with interest paid to
December 1, 1970./

TOGETHER with all right, title and interest if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
r t. HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
A,1-1/D`-the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND thepartyof the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first,part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fundto be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before. using any part of the total of the same for
i any other purpose.
