ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kxAx at Indian Neck, near Peconic, in the Town of Southold, -
County of Suffolk, Stare of New York, bounded and described as follows :
BEGINNING at a monument on the southerly line of Indian Neck Road
at the northeasterly corner of Seagyan Club, Inc. , and the northwest-
erly corner of the premises herein described; from said point of
beginning running along the said southerly line of Indian Neck Road,
North 75 degrees 22 minutes 20 seconds East a distance of 270. 99 feet
to a monument and land of Rust; thence along said land of Rust, South
24 degrees 42 minutes 20 seconds East, a distance of 837.64 feet to
a monument; thence along land of Lillian S . Redden two courses:
(1) South 65 degrees 55 minutes 50 seconds West, a distance of 100 .0
feet to a monument; (2) South 27 degrees 05 minutes 50 seconds East,
a distance of 500.43 feet to ordinary high water mark of Peconic Bay;
thence along said high water mark as measured by a tie line, South
56 degrees 45 minutes 00 seconds West, a distance of 221.89 feet to
said land of Seagyan Club, Inc . ; thence along said land, North 23
degrees 25 minutes 20 seconds West, a distance of 1,417. 36 feet to
the point of beginning.
TOGETHER with all the right, title and interest, if any, of the
party of the first part of, in and to the beach, waters and lands
under water of Peconic Bay in front of and abutting said premises.
Being and intended tosbe the same premises conveyed by Lillian S.
Redden to Jonathan M. Levine by deed dated October 29, 1969 and
recorded in the Suffolk County Clerk's Office on October 30, 1969
in Liber 6649 of Deeds at page 528, and subject to the reservation
to Lillian S . Redden, her heirs, legal representatives and assigns,
of the right to the use of a right of way 16 feet in width, the
easterly and northerly lines of which are described as follows :
beginning at a point on the southerly line of Indian Neck Road
South 75 degrees 22 minutes 20 seconds West a distance of 127 .22
feet along said southerly line from the northeasterly corner of the
• premises hereinabove described; from said point of beginning running
the following two courses: (1) South 24 degrees 04 minutes 10 seconds
East, a distance of 858.46 feet; thence (2) North 65 degrees 55 minutes
50 seconds East, a distance of 34. 81 feet to a monument at the north-
westerly corner of land of Lillian S. Redden, the westerly and south-
erly lines of said right of way being 16 .0 feet westerly and southerly
from the above described lines, measured at right angles thereto .
Said reservation of the right to the use of said right of way being
for the purpose of ingress and egress to and from said premises and
to and from Indian Neck Road and for the installation, maintenance,
repair and replacement of public utility lines, pipes, wires and
conduits on the surface, below the surface and above the surface of
said right of way, in such manner as not to interfere with surface
travel over said right of way.
