WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

BEGINNING at a point on the Westerly side of Gardiner ' s Lane
distant Southerly 450.28 feet from the corner formed by the inter-

side of Gardiner 's Lane;
running thence along the Westerly side of Gardiner's Lane, South
14 degrees 59 minutes 30 seconds West 100 feet to land of Hoefflinger; .
thence along said land, North 75 degrees 00 minutes 30 seconds
West 198.25 feet to land of Zazecki;
thence along said land, North 14 degrees 32 minutes 20 seconds
East 100 feet to other land of Southold Development Corporation;
thence along said land, South 75 degrees 00 minutes 30 seconds
East 199.04' feet to the Westerly side of Gardiner 's Lane, the point
or place of BEGINNING.
SUBJECT to the. following covenants and restrictions:
1. ' That only one dwelling house, for private residential purposes, and
a private garage, for family use, shall bb built on any lot. No
trailers , tents, outhouses or camping shall be permitted and no
occupancy of any" such dwelling house shall be permitted until the
outside and roof shall be fully and completely finished and painted.
2. Buildings are to be erected on closed foundations of poured concrete
cement blocks or brick, excepting porches which may be erected on
piers or posts.-)
3 . That no dwelling house , exclusive of garage , shall be erected or
constructed on any lot which shall contain less than 900 square
feet on the ground floor. No flat roofs or lean-to roofs shall
be permitted without written permission of the party of the first
part. All plans and specifications shall be subject to the approval
of the party of the first part in writing. Such written approval
