WITNESSETH, that the party of the first part, in consideration of

"Map of Re-Subdivision of Block "F" of Map of Reydon Shores, at
Bayview, L.I. , N.Y. , which re-subdivision was made by Lewis N. Waters,
L.S . , of oyster Bay, L.I. , N Y. , September 2nd, 1936, and v:i.ich said
reap was duly filed in the office of the Clerk of the County of Suffol',,
at Riverhead, New York, on the 7th day of October, 1936, as Map ITO.
1215; and running thence along the division line of plots r12 and it-13
on said Map a distance of 263 .55 feet to a point on the bulkhead;
running thence South 350 39' West along the bulkhead a distance of
40 feet; running thence South 800 18' 25" West a distance of 120 .63
feet to a point; running thence North 760 43 ' o5" west to the south-
westerly corner of plot r12 and the northwesterly corner of plot
rrll on the above referred to map; running thence as Reydon Drive
winds along the easterly side of said Reydon Drive a distance of
64.20 feet as shown on said map to the point or place of beginning.
TOGETHER with the right to use for boating, bathing and fishing,
all that portion of beach lying in front of Sections A and B, as
shown on said map, in common with the seller and with others vino may
now have or may hereafter acquire rights in the same, subject, how-
ever, to such reasonable rules and regulations with respect to the
.use thereof as the seller may from time to time put into effect.
TOGETHER with a right of way over the roads, highways, streets or
lanes as shown on said map and over a road or highway known as Reydon
Drive, which runs through other property of tle Seller, said right
to be in common with the Seller and with others who now have or may
hereafter acquire rights in the same, but it is expressly understood
and agreed that the Seller reserves to itself, its successors and
