THIS INDENTURE, made the 27th day of February , nineteen hundred and seventy
BETWEEN PINECREST DUNES, INC„ a domestic corporation with principal

party of the first part, and PHILIP DRUHL, residing at 551 DeMott Avenue,
Baldwin, New York,

o" WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
' second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or Marcel of land, with the buildings and im roov a is thereon erected,
situate, lying and being in the 9wn of Southold, County of Tuf 01 and State of

BEGINNING at a point on the southwesterly side of West Drive distant

Running thence along West Drive the following two coursest

Thence along said southerly side of Lake Drive, north 650 051 east,
13. 93 feet to the northwest corner of land now or formerly of Lyons;
Thence along the land of Lyons, south 410 35' 0011 east, 372.97 feet
to the edge of Great Pond;
Thence southwesterly along Great Pond, as it winds and turns to
land now or formerly of Pinecrest Dunes, Inc. ;
Thence along land of Pinecrest Dunes, Inc. , north 390 55 ' 001, west
a distance of 862.95 feet to the land of Uzmann;
Thence along land of Uzmann, north 440 13' 1011 east, 150.79 feet
to the southwesterly side of West Drive, the point or place of BEGINNING,
Subject to state of facts of the premises as shown on the annexed
survey of Van Tuyi & Son, dated November 24, 1969.
Subject to a purchase money mortgage in the sum of Nineteen
thousand ($19,000.00) dollars made by the Party of the Second Part to
the Party of the First Part forming part of the consideration for this
conveyance. /

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any-
thing whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the eb,* afgo.improvement
