u.fi Town of Southold, Suffolk County, New York,
party of the first part, and
VICTOR CCERACH, residing at Jockey Creek Drive, Southold,
Town of Southold, Suffolk County , New York
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

lying and being kMim at Bayview, Southold, in the Town of Southold, County
Co of Suffolk and State of New York, bounded and described as follows :

t, BEGINNING at an iron pipe set on the curved westerly line of
Waterview Drive, at the southeasterly corner of land of Victor
Cierach and distant 54.45 feet southerly from the pointwkmxR
where the division line between land of Victor Cierach and land
now or formerly of Poliwoda intersects said westerly line of
F Waterview Drive; from said point of beginning running along said
westerly line of Waterview Drive the following two courses and
j3 distances : (1) southerly on a curve to the left having a radius
of 111. 12 feet, a distance of 31. 22 feet ; (2) South 15 degrees

01 minutes 30 seconds East 60. 78 feet; running thence through
land of Julius Zebroski, North 71 degrees 30 minutes50 seconds
West 111.05 feet to a monument at the southwesterly corner of
said land of Victor Cierach; running thence along said land of
Victor Cierach North 57 degrees 42 minutes 00 seconds East 101. 50
feet to the westerly side of Waterview Drive, at the point or
place of BEGINNING.
BEING and intended to be a portion of the premises conveyed to the
party of the first part by deed dated January 17, 1944, recorded
in the office of the Clerk of the County of Suffolk in Liber 2341
of Deeds at page 164, on February 7, 1944.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pant covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
