WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold County of Suffolk State of New York
bounded and described as follows:
BEGINNING at a monument at the northeast corner of prop-
erty now of the Southold Fire Department and thence running South
69 degrees 08 minutes 10 seconds West a distance of 12.90 feet to
a point or place of beginning.
From such point or place of beginning North 23 degrees
10 minutes 30 seconds 'lest a distance of 121 .04 feet; thence North
66 degrees 49 minutes 30 seconds East a distance of 222.00 feet;
C7 thence South 23 degrees 10 minutes 30 seconds East a distance of
130. 00 feet; thence South 69 degrees 08 minutes 10 seconds West a
distance of 222.18 feet along property of Slavonik, Bednosky and
T-I Pemberton to the point or place of beginning, subject to a twenty
foot right of passage by foot or by vehicle over the southerly
portion of said premises over an existing paved private road run-
ning in an easterly and westerly direction in favor of Colonial
,. Village at Southold, Inc. and Frederic P. Rich, their present or
future respective licensees, successors, assigns or the heirs and
devisees of the said Frederic P. Rich.
Said premises being one of the buildings in an area

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
