THIS INDENTURE, made the day of nineteen hundred and seventy,
BETWEEN JAMES H. WILBUR and ADELAIDE D. WILBUR, his wife, both
residing at Mattituck, New York,
party of the first part, and ARTHUR J. BUJNOWSKI, residing at 6 Surry Hill Place,
Huntington, New York;

ALL that certain plot, piece or parcel of land, situate,
lyingandbeinginthe Town of Southold, County of Suffolk and State of
New York, bounded and described as follows :
BEGINNING at a point on the southwesterly terminus of a right of
way shown on "Map of Bay Haven at Southold, Town of Southold,
County of Suffolk, State of New York", and filed in the Suffolk
County Clerk' s Office on January 22, 1959, as Map No. 2910, said
point of beginning also being at the southwesterly corner of Lot 56
as shown on the above mentioned map; RUNNING THENCE South 510 17'
20" East 12. 50 feet to the center line of the above mentioned right
of way and land now or formerly of Dickerson; THENCE South 38° 42'
40" West along the center line of the above mentioned right of way
as extended southerly and said last mentioned land now or formerly
of Dickerson, 175. 00 feet more or less to the ordinary high water
mark of Little Peconic Bay; THENCE westerly alongthe ordinary high
water mark of Little Peconic Bay 105 feet more or less to land now
or formerly of Wells; THENCE North 380 42' 40" East along said last
mentioned land 165. 00 feet more or less to a point which said point
is located 87. 50 feet when measured on a bearing of North 510 17'
20" West from the above described point of beginning; THENCE South
510 17' 20" East still along land now or formerly of Wells 87. 50
feet to the point or place of beginning.
TOGETHER with a perpetual easement or right of way for all purposes
created in agreement between William Wells, William C. Mayer and
Martha V. Mayer, his wife, and Mahlon D. Dickerson dated November 18,
1963, and recorded November 27, 1963 in Liber 5458 of deeds at
page 173.
AND SUBJECT to reservation of easement over the foregoing perpetual
easement or right of way by Robert Nicholas Cuomo and Joan E. Cuomo
in deed dated July 24, 1967, recorded in Liber 6191, page 547.
