lying and beings at Southold, Town of Southold known as the southerly part of
Lot #16 on Map of South Harbor Homes, said map being filed in the Office of the
Clerk of Suffolk County on the 14th day of July, 1964 as map #4096, more par-
ticularly bounded and described as follows:
BEGINNING at the Southwest corner of Lot #17, as shown on a certain realty
subdivision map entitled "South Harbor Homes" at Southold, Town of Southold,
Suffolk County, New York, filed in the office of the Clerk of Suffolk County as
Map #4096 on July 14, 1964, and running thence from said point of beginning S. 85 °
091 5011 W. along the land of B. W. Stepnowski 100. 00 ft, to the Southeast corner
of Lot #15 as shown on aforesaid map; thence N. 4° 501 1011 W. along said Lot #16
0. 74 ft. ; thence easterly across Lot #16, as shown on aforesaid map, N . 85 ° 031
5011 E. 100 ft. , to the westerly line of aforesaid Lot #17 thence S. 4° 501 1011 E.
along the westerly line of Lot #17 0. 92 ft, to the point or place of beginning.
Subject to the same covenants and restrictions as appear on a deed executed
simultaneously with this one between the same parties hereto for the remaining
part of Lot #16 on the aforementioned map.

roads ahuttnf; the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all thre estate and rights of the party of the first part in and to said premises; TO HAVE AND 'l0
HOLD the pi-anises herein granted unto the party of the second part, the heirs or successors and asst.ns of
the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,hereby covenants that the parrtyty
of the first part mill receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
