WITNESSETH, that the party of the first part, in consideration of Ten and no/00 ($10.00) -

lawful money of the United States, and other valuable consideration - - - - paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 16, as shown on a certain map
entitled, "Map of Harbor Lights Estates, Section One, Bayview, Town
of Southold, Suffolk County, New York, " made by Otto W. Van Tuyl &
Son, licensed land Surveyors, Greenport, New York and filed in the
Office of the Clerk of the County of Suffolk on June 8, 1965 as Map
No. 4362.
SUBJECT to a five (5) foot-wide easement for passage and repassage
across the northerly portion of the aforesaid Lot 16, as shown on the
filed map herein.
TOGETHER with the following described parcel:
BEGINNING at a point on the Easterly line of Lot No. 2, "Map of Harbor
Lights Estates, Section 1" , filed in the Suffolk County Clerk ' s Office
as Map No. 4362, distant 50- feet Northerly as measured along the East-
erly line of said Lot No. 2 from a point where the said Easterly line
of said Lot No. 2 intersects the Northerly line of Lot 15 as shown and
laid out on said map of Harbor Lights Estates, Section 1;
RUNNING THENCE from said point of beginning along the 'Easterly line of
said Lot No. 2, North 25 degrees 54 minutes 50 seconds East 25 feet;
THENCE South 64 degrees 05 minutes 10 seconds East 26.92 feet;
THENCE South 16 degrees 01 minutes 00 seconds West 25.38 feet;
THENCE North 64 degrees 05 minutes 10 seconds West 31.28 feet to the
point or place of BEGINNING.
TOGETHER with an easement of ingress and egress over streets adjoining
out to the nearest public highway.
TOGETHER with a perpetual easement by foot only over the most northerly
five (5) feet of Lot 15, as shown and laid out on the above mentioned
map and continuing northerly along a strip of land five (5) feet wide

contiguous to the easterly boundary line of Lot 2, as shown and laid
out on the above mentioned map, a distance of 51 feet or more, to the
southerly line of the described parcel.
TOGETHER with all right, title and interest, if any, of the party of
the first part as set forth in the fallowing five (5) paragraphs:
TOGETHER with an easement for boating purposes, in common with others,
over a strip of land 50 feet in width, extending from the northerly
line of Lot #14 in a north/northeasterly direction to Southold Bay
(Peconic Bay on subdivision map) for ingress and egress to said Bay.
TOGETHER with the use, in common with others, of the beach area and
parking area adjacent thereto; said beach area having a depth of
approximately 50 feet from the average high water mark on Peconic Bay,
and having a length of 900 feet more or less measured along the
ordinary high water mark, and said parking area having a frontage on
the northerly side of Harbor Lights Drive of approximately 150 feet,
running westerly along said street from Lot #7, and having a depth of
not less than 150 feet northerly of Harbor Lights Drive. The parking
area shall be immediately adjacent and contiguous to the beach area
herein referred to.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, agreements, easements and restrictions affecting
said premises.
SUBJECT to an easement for passage and repassage over the westerly 5
feet of the said described parcel.
BEING the same premises conveyed to the grantors herein by deed dated
May 24, 1967, recorded in the office of the Clerk of Suffolk County
on May 31, 1967, in Liber 6159, Page 545.
