THIS INDENTURE, made the 23rd day of September r nineteen hundred and seventy—one

PETER CHIELLOT and DOROTHEA CHIELLOT, his wife, both
residing at 135 Grove Drive, Reydon Shores, Southold,
New York
party of the first part,and
BARBARA WEBER, residing at 107-26 111st Street,
Richmond Hill, New York

t� WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
CJ0 paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of
! V'd New York known and designated as all of Lot 17 and part of Lots 18
4. and 19 in Block G, on a certain map entitled, "Map :of Reydon Shores"
and filed in the Office of the Clerk of the County of Suffolk on
July 2, 1931, as Map No . 631 more particularly bounded and described
as follows :
' BEGINNING at .a point on the northerly side of Grove Drive where the
same is intersected by the division line between Lots 16 and 17 in
said block on said map; running thence, along said division line
} north 16 degrees 00 minutes 00 seconds east 199.40 feet; running
18 thence south 74 degrees 00 minutes 00 seconds east 30 feet;
running thence south 16 degrees 00 minutes 00 seconds west 40 feet ;
running thence south 74 degrees 00 minutes CO seconds r,ast 60 feet
to the division line between lots 19 and 20 in said block on said
map; running thence along said division line south 16 degrees 00
minutes 00 seconds west 149 ,50 feet to the northerly side of Grove
:.y Drive; running thence in a generally westerly direction along the
northerly side of Grove Drive along the arc of a curve bearing to
the right a distance of 91 .2 feet to the point or place of
BEGINNING.
SAID premises being known as and by the Street No . 135 Grove Drive,
Z Reydon Shores, Southold, New York.

V TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines- thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
S HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
c3 whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
C> the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
