consideration as n trust fund to he applied first for the purpose of paying thc cost ofthe improvement and will
apply the same first to the payment of the cost of the improvement before using uny part of the total of the same
for any other purpose. The word "party" or "grantor" shall he construed ns if it rend "partiea" or "grantors"
whenever the sense of this document so requires.

All that certain plot, piece or parcel el'land, with the buildings and improvements there'on
e~cted, situate, lying and being in the Town of Southold, County of Suffolk, State of
New York, being a part of the portion of Fishers Island, belonging, now or formerly lo
Fishers Island Corporation (which portion is hereinafter eailed the "Park") lying Easterly
oftbe following line, viz:
BEGINNING al thc southeasterly comer of land owned by the United States,
known as the Pon H. G. Wright Military Reservation, Mount Prospect Tract, on thc shore
of'Block Island Sound or thc Atlantic Ocean and running thencc northerly I'ollowing the
East boundary of the said land oftbe United States to thc southerly line of East End Road
(sometimes culled Oricntal Avenue) and which point is thc northeasterly comer of land of
thc United States, thence crossing thc East End Road and following the same course as
thc last to the shore of West I/arbor or Fishers Island Sound; said lot or parcel of land
being bounded and described as follows:
BEGINNING at a stone monument scl on the Easterly side ora road forty feet
wide, said monument being six hundred and forty-seven and thirty-seven hundredths feet
West ora point which is seven hundred and ten and three hundredths feet South of
another monument marking the U.S. Coast and Geodetic Survey Triangulation Station
"Nin" (which said "Nih" monument is located near the Western end ora ridge
overlooking the South Shore of Fishers Island and on the highest point belween
Chocomount and Mount Prospect and lies South forty.five degrees seventeen minutes
and twenty-six seconds East of North Dumpling Light in Fishers Island Sound); and
running thence South twenty degrees five minutes and twenty seconds East one hundred
and fifty-six and forty-nine hundredrhs feet to a stake; thence South thirty-three degrees
and sixteen minutes East one hundred and eighty-seven and seventeen-hundredths feet to
a stake; thence South forty-six degrees forty-four minutes and fifty seconds West two
hundred and four and twenty, one hundredths feet to a stake; thence North thirty-seven
degrees forty-seven minutes thirty seconds West sixty-one and forty hundredths feet to a
stake; thence North forty-four degrees four minutes and twenty seconds West fifty-five
and fifteen hundredths feet to a stake; thence South fifty-five degrees twenty-seven
minutes and twenty seconds Wesl one hundred and fifty-three and thirteen hundredlhs
feet to a stake; thence North forty-three degrees forty-four minutes and thirty seconds
West fifty-eight and one hundredth feet to a stake set on the Easterly side ofsaid mad;
thence along the Easterly side of said road, North twemy-nine degrees and twenty-eight
minutes East one-hundred and five and fifty-one hundredths feet to a stake marking a
point ofcurvo to the right where radius is four hundred and eighty-two and sixty-seven
hundredths feet and the direction ofwhosc radius at that point is South sixty-degrees and
thiny4wo minutes Bast; thence Northwardly, along the Easterly side of said mad (and
following tho arc of said curve) one hundred and twenty-two and twenty-four hanitredths
feet to a stake; thence still along the Easterly side ofsaid toad, North forty-three degrees
fifty-eight minutes and tony seconds East thirty-eight and fifty-seven hundredths feet to a
slake marking a point of curve to the IcR whose radius is two hundred and eight-tour and
fifly-thrce hundredths I'cct and the direction whose radius is a~ that point is North forty-
six degrees one minute and twenty seconds West; thence Northwardly, still along thc
Easterly side of said mad (and following the arc of said curve) one hundred and fifty-nine
and twenty hundredths feet to a stake; and thence, still along the Easterly side of said
mad, North eleven degrees fifty-five minutes and ten seconds East Ibrty-five feet to thc
place of beginning~ containing one and seventy hundredths acres, more or less..
Said premises are subject to all of the reservations, restrictions, covenants and
conditions contained in the deed Imm Fishers Island Corporation to William Henry
White dated December 31, 1927, recorded in Libcr 1329, Page 487 of the Suffolk County
Clerk's Office; and taxes covering the period from December I, 1963 to November 30,
1964.
