THIS INSTRUMENT SHOULD BE USED BY LAWYER5 ONLY THIS INDENTURE, made the ~l p' day of March, two thousand seven, BETWEEN SUZANNE W. PARSONS, now residing at (no #) Fox Avenue, P.O. Box 667, Fishers Island, New York 063g0, party of the first part. and SUZANNE W. PARSONS, now residing at (no #) Fox Avenue, P.O. Box 667, Fishers Island, New York 06390, as Trustee of that certain Irrevocable Qualified Personal Residence Trust u/a dated March 1, 2007, party of the second part, WITNESSETH, that the party of the first part, Without consideration, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Fishers Island, Town of Southoid, County of Suffolk and State of New York, being more particularly bounded and des~bed es set forth on Schedule A hereto. BEING AND INTENDED TO BE the same premises cunveyed to the party of the first part and Robert W. Parsons by deed recorded in the Office of the Suffolk County Clerk on September 16, 1983 in Uber 9426 page 80, the party of the first part having acquired all of the right, flue and interest of the said Robert W. Parsons in and to such premises by deed, dated March I~J, 2007, and intended to be recorded immediately pdor to the recording of this deed. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abuffing the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, excep[ as aforesaid. AND the party of the first part, in compliance with Section 13 of the Uen Law, covenants that the pa~y of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the Improvement and Will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word 'party" shall be construed as if it read "parties' whenever the sense of this indenture so requires. Parsons, as Trustee Deed Dated: March ~9,2007 ALL that certain plot, piece of parcel of land, situate, lying and being at Fishers Island in the Town of Southold, County of Suffolk and State of New York, being more particularly bounded and described as follows: BEGINNING at a stone monument at the intersection of the westerly line of Equestrian Avenue and the southerly line of Fox Avenue, said point being 3110.12 feat North of a point which is 2300.82 feet West of another monument marking the United States Coast and Geodetic Survey Triangulation Station 'PROS'; and RUNNING THENCE South 87 degrees 07 minutes 30 seconds West, 169.36 feet to a stone monument abutting northerly on Fox Avenue; THENCE South 01 degree 22 minutes 30 seconds West, 253.37 feet to a stone monument; THENCE South 68 degrees 35 minutes 00 seconds East, 103.11 feet to a stone monument at the northwesterly comer of land now or formedy of Raymond Lamb, these last two lines abutting westerly and southwesterly on remaining land now or formedy of Fishers Island Farms, Inc.; THENCE South 82 degrees 52 minutes 00 seconds East, 75.00 feet to a stone monument on the westerly line of Equestrian Avenue, abutting southwesterly on lands now or formerly of said Lamb; THENCE North 07 degrees 37 minutes 00 seconds East, 72.78 feet to a stone monument; THENCE North 01 degree 10 minutes 10 seconds West, 236.67 feet to the monument set at the point or place of BEGINNING, these last two lines abutting easterly on Equestrian Avenue.
