party of the second part,
WITNESSETH, that the party of the first pan, without consideration, does hereby remise, release and quitclaim
unto the party of the second part, the heirs or successors and assigns of the party of the second pan forever, all
of his right, title and interest in and to
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon erected, situate, lying
and being at Fishers Island, Town of Southold. County of Suffolk and State of New York, being more particularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed tn the party of the first part and the party of the
second part by deed recorded in the Office of the Suffolk County Clerk on September 16, 1983 In Liber 9426
page 80.
TOGETHER with all dght, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part fmever.
AND the party of the first pan, in compliance with Section 13 of the Uen Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to ha applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word 'party" shell be construed as if it read 'parties' whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above

ALL that certain plot, piece of parcel of land, situate, lying and being at Fishers Island
in the Town of Southold, County of Suffolk and State of New York, being more
particularly bounded and described as follows:
BEGINNING at a stone monument at the intersection of the westedy line of Equestrian
Avenue and the southerly line of Fox Avenue, said point being 3110.12 feet North of a
point which is 2300.82 feet West of another monument marking the United States
Coast and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE South 87 degrees 07 minutes 30 seconds West, 169.36 feet to a
stone monument abutting northerly on Fox Avenue;
THENCE South 01 degree 22 minutes 30 seconds West, 253.37 feet to a stone
monument;
THENCE South 68 degrees 35 minutes 00 seconds East, 103.11 feet to a stone
monument at the northwesterly corner of land now or formerly of Raymond Lamb, these
last two lines abutting westerly and southwesterly on remaining land now or formedy of
Fishers Island Farms, Inc.;
THENCE South 82 degrees 52 minutes 00 seconds East, 75.00 feet to a stone
monument on the westerly line of Equestrian Avenue, abutting southwesterly on lands
now or formedy of said Lamb;
THENCE North 07 degrees 37 minutes 00 seconds East, 72.78 feet to a stone
monument;
THENCE North 01 degree 10 minutes 10 seconds West, 236.67 feet to the monument
set at the point or place of BEGINNING, these last two lines abutting eastedy on
Equestdan Avenue.
TOGETHER WITH a perpetual dght of way to use the existing cesspool and drainage
field and right of way or easement for the purpose of maintaining and repairing said
sewage system within the area bounded and described as follows:
BEGINNING at a poirit on the eastedy line of Equestrian Avenue which is North 01
degree 10 minutes 10 seconds West a distance of 146.00 feet from a slone monument,
which stone monument is 2870.68 feet North of a point which is 2245.92 feet West of
another monument marking the United States Coast and Geodetic Survey Triangulation
Station 'PROS"; and
RUNNING THENCE North 01 degree 10 minutes 10 seconds West, 20.00 feet,
abutting westerly on Equestrian Avenue;
THENCE North 88 degrees 49 minutes 50 seconds East, 35.00 feet;
THENCE South 01 degree 10 minutes 10 seconds East, 20.00 feet;
THENCE South 88 degrees 49 minutes 50 seconds West, 35.00 feet to the point of
BEGINNING.
