THIS INDENTURE, made February 7, 2007, among COYOTE PROPERTIES
LLC, a limited liability company organized and exisatin8 under the laws of the State of New York,
having an address at ~ School Street, Suite 207, Glen Cove, New York 11542 (hereinafter.
referred to as 'Grantor"). and JOHN CHRISTINA, having an address at 91-08 159TM Avenue,
Howard Beach, New York ! 1414 (hereinafter rei~rred to as "Grantee").
WITNESSETH, that Grantor, in consideration of TEN AND 00/100 ($10.00)
DOLLARS and other valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, docs hereby grant and release unto Grantee and thc heirs, executors, ~dministratom,
lagal representatives, successors and assigns of Grantee forever,
ALL that certain plot, piece or parecl of land, with thc
buildings and improvements thereon erected, situate, lying and
being in Mattituck, the Town of Southold, County of Sul'folk
and State of New York, being more particularly described in
Exhibit "A" auached hereto and made a part hereof,

TOGETHER with all fight, title and interest, if any, of
Orantor in and to any streets and roads abutting the above
described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
BEING and intended to be the same premises conveyed by
Sherron L. Francis and Walter King to Grantor by deed dated
April I 1, 2003, recorded May 5, 2003 in the Suffolk County
Clerk's Office in Liber 12251, Page 415.
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, suecessors and assigns of Grantee forever.
