QUITCLAIM DEED
This Indenture, made the 28th da~ of
Thousand and Seven,
February, Two

Orient, New York 11957;
party of the first part, and
at 2450 Peters Neck,
THE M~A~T L. STi%ACH~N INVESTMENT TRUST OF 1997, under
agreement dated February 10, 1997, as amended, Margaret L.
Strachan, residing at 2450 Peters Neck, Orient, New York
11957, as Trustee;
party of the second part,
WXTNESSETH, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does
hereby grant and release quitclaim unto the party of the
second part, the heirs or successors and assigns of the
party of the sedond part forever, all of the party of the
first part's interest in
ALL ~hat certain plot, piece or parcel of land, with
buildings and ~mprovements thereon erected, situate, lying
and being at

BEXNG AND XNTENDED TO BE the same prem/ses conveyed to the
Grantor by Deed dated October 2, 2003 and recorded in the
Suffolk Count~ Clerk's Office on December 24, 2003 in
Liber D00012291 page 890, the Grantor being the same
person described as the Grantee in said Deed.
Together with all right, title and interest, if any, 9f
the party of the first part in and to any streets and
roads abutting the above-described premises to the center
lines thereof;
Together with the appurtenances and all the estate and
rights of the party of the first part in and to said
premises;
TO have and to hold the prealises herein granted unto the
party of the second part, the heirs or successors and
assigns of the party of the second part forever.
And the party of the first part covenants that the party
of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way
whatever, except as aforesaid.

improvements thereon erected, situate, lying and being in the
Hamlet of Orient, Town of Southold, County of Suffolk and State of
New York, more particularly bounded and described as follows:
BEGINNING on the southerly line of King Street where the westerly
boundary of the hereinafter described parcel and the easterly
boundary of lands now or formerly of the Oysterponds Historical
Society intersects the southerly line of King Street and from said
point of beginning running along the southerly line of King Street
the following two (2) courses and distances:
(1) North 45 degrees 52 minutes East, 78.67 feet;
(2) North 71 degrees 46 minutes 40 seconds East,
lands now or formerly of Peter Blank;
238.99 feet to
RUNNING THENCE along said lands now or formerly of Peter Blank,
South 25 degrees 22 minutes 30 seconds East, 275 feet to a point
and lands now or formerly of Kenneth M. Strachan, Jr. and Deirdre
~. Strachan, his wife;
RUNNING TBENCE along said

(2) courses and distances:
lands now or formerly of Kenneth M.

(1) South 63 degrees 37 minutes 30 seconds West, 263.10 feet;
(2) South 31 degrees 56 minutes 40 seconds West, 500 feet, more
or less, to the ordinary high water mark of Orient Harbor;
RUNNING THENCE along the ordinary high water mark of Orient Harbor
in a northwesterly direction 20 feet to lands now or formerly of
Groeneveld;
RUNNING THENCE along said lands now or formerly of Groeneveld, the
following two (2) courses and distances:
(1) North 32 degrees 48 minutes 30 seconds East, 90 feet, more or
less;
(2) North 50 degrees 45 minutes 50 seconds West, 325.0 feet to
the southerly line of King Street;
RUNNING THENCE along said southerly line of King Street North 32
degrees 48 minutes 30 seconds East, 100.63 feet to the
abovementioned lands now or formerly of Oysterponds Historical
Society;
RUNNING THENC~ along said lands no~ or formerly of the Oysterponds
Historical Society the following four (4) courses and distances:
(1) South 50 degrees 45 minutes 50 seconds East, 230.0 feet;
(2) North 51 degrees 10 minutes 20 seconds East, 317.16 feet;
(3) North 66 degrees 57 minutes 40 seconds West, 65.80 feet;
(4) North 22 degrees 17 minutes 40 seconds West, 223.81 feet to
the southerly line of King Street and the point or place Of
BEGINNING.
SUBJECT TO a certain right of way of others for the purposes of
ingress and egress and the installation and maintenance of
utilities running from the easterly boundary of the above
described parcel which right of way is described as follows:
BEGINNING at a point on the southerly line of King Street where
the easterly boundary of the above described parcel and the
westerly boundary of lands now or formerly of Peter Blank
intersects said southerly line of King Street and from said point
of beginning running South 25 degrees 22 minutes 30 seconds East,
275 feet;
RUNNING THENCE South 63 degrees 37 minutes 30 seconds West, 25
feet;
RUNNING THENCE North 25 degrees 22 minutes 30 seconds West, 170.47
feet;
RUNNING THENCE North 46 degrees 55 minutes East, 122.0 feet to the
southerly line of King Street;
RUNNING THENCE along the southerly line of King Street North 7!
degrees 46. minutes 40 seconds East 68.50 feet to the point or
place of BEGINNING.
The party of the second part, for themselves, their successors and
assigns in title does hereby covenant that they shall be
responsible for one-third of the cost of maintenance of the above
described right of way. Maintenance shall mean the repair of the
surface of the right of way and the plowing of snow therefrom. In
no event shall maintenance include the paving of the right of way.
EXCEPTING THEREFROM the property conveyed as set forth in Deed
dated September 11, 1990 made by Margaret L. Strachan to The
People of the State of New York, which deed was recorded on
October 26, 1990 in Liber 11161 page 038 and as described as
follows:
~J~L THAT TRACT OR PARCEL OF LAND, situate, lying and being in the
Hamlet of Orient, Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as
follows:
BEGINNING at a point marked by a bold found, said point formed by
the intersection of the easterly line of King Street with the
northerly line of land of the State of New York the coordinates in

the New York State Plane Coordinates System, Long Island Zone
being North 334, 512.35, E. 2,469,609.?7, and
RUNNING THENCE from said point of beginning North 20 degrees 09
minutes 21 seconds East along the easterly line of King Street,
100.63 feet to a concrete monument and lend of Oysterponds
Historical Society;
THENCE easterly and northerly along the land of Oysterponds
Historical Society the following courses and distances:
(1) South 63 degrees 24 minutes 59 seconds East, 230.00 feet;
(2) North 38 degrees 31 minutes 11 seconds East, 317.16 feet to
concrete monument and other land of Margaret L. Strachan;

RUNNING THENCE South 22 Degrees 23 minutes 59 seconds East 12.19
feet to land of Kenneth M. Strachan, Jr. and Deirdre E. Strachan;
RUNNING THENCE along land Of Kenneth M. Strachan and Deirdre E.
Strachan South 19 degrees 17 minutes 31 seconds west, 537.61 feet
to a point on the general line of mean high water as of February
25, 1988, of Orient Harbor;
RUNNING THENCE along said line North 68 degrees 56 minutes 03
seconds West, 21.88 feet to land of the State of New York;
RUNNING THENCE along land of the State of New York North 20
degrees 09 minutes 21 seconds East, 133.91 feet to a bolt found,
and North 63 degrees 24 minutes 59 seconds West, 325.00 feet to
the easterly line of King Street, and the point or place of
BEGINNING. Containing an area of 1.2865 acres, more or less.
TOGETHER with all the right, title and interest of the Grantor in
and to all ponds, marshes, rivers, waters, and lands under water
located in, upon or adjoining the above described premises, and
all littoral, riparian and shore rights in any way pertaining or
belonging thereto;
EXCLUDING the rights, if any, of others than the owner in and to
all ponds, bays, streams, roads, highways, and rights of way
abutting, adjoining or traversing the above described premises;
EXCLUDING all public u~ility easements, transmission and telephone
lines affecting the above described premises.

And the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the
purpose of paying the cost of improvement and will apply
the same first to the payment of the cost of the
improvement before using any part of the total of the sa~e
for any other purpose. The word 'party" shall be
construed as if it read "parties' whenever the sense of
this indenture so requires.
