party of the first part, and MARY 0. SPARROW, residing at Minnehaha Boulevard, Southold,
New York
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration —
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imAn at Laughing Water, near Southold, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows: S
BEGINNING at the corner formed by the intersection of the northerly side
of Owaissa Avenue with the easterly side of Minnehaha Boulevard; running thence
along the easterly side of Minnehaha Boulevard, North 33 degrees 48 minutes 00
seconds West 100 feet to land of Burton and Lucy E. Michaels; running thence
along said land of Michaels, North 34 degrees 33 minutes 00 seconds East 141-feet,
more or less, to Core Creek; ryyrppning thence along Corey Creek measured on a tie —_
line bearing South degrees-%4-minutes East 12%3.451feet to the
northerly side of Owaissa Avenue; running thence along the northerly side of —
Owaissa Avenue South 34 degrees 08 minutes 00 seconds West 98 feet to the corner

TOGETHER with a right of way over said 20 foot private road known as
C1 "Owaissa Avenue" from the southwesterly corner of the premises easterly to
Corey Creek. _
TOGETHER with all of the right, title and interest of the parties of the
first part, if any, in and to land lying within the bounds of Minnehaha Boulevard
and Owaissa Avenue adjacent to said premises to the center line thereof.
TOGETHER with any and all rights of the parties of the first part, if any,
to the use of roadways and beaches above mean high water, jointly owned by the

C:D Clerk's Office on June 29, 1965, in Liber 5770 of Deeds at Page 110. Said
a FRED KRAUSE died a resident of Nassau County on April 5, 1971.

TOGETHER with all right,title and interest,if any, of the party of the first part of,in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the
