Residing at 103 Oakfield Avenue, Dix Hills, N.Y. 11746?, (NAF I party of the second part, ' ► WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, q, ALL that certain plot, piece or parcel of land; with the buildings and irnproventents thereon erected, situate, lying and being ixibe at Southold, in the Town Of Southold, County of Suffolk and State of New York, bounded and described as follows•:., BEGINNING at a monument on the westerly line of the northerly branch of Sound View Avenue, a distance of 293.32 feet northerly along said westerly line from its intersection with the northerly line of the southerly branch of said Sound View Avenue, said point of beginning being the northeasterly corner of land conveyed by Roger F. Grattan to Emil Ball and Dorothy Ball, his wife; from said point or beginning; Runing along said land of Emil Ball and Dorothy Ball, his wife, south 60 degrees 32 minutes 50 seconds West a distance of 213. 32 feet to a monument; Thence, along land of Roger F. Grattan North 41 degrees 23 minutes 20 seconds West a distance of 105.34 feet to land of Peavey; . Thence along said land of Peavey, North 60 degrees 05 minutes ; 50 seconds East a distance of 212.98 feet to a monument on said westerly line of Sound View Avenue; Thence along said westerly line of Sound View Avenue, South 41 degrees 23 minutes 20 seconds EAst a distance of 107.06 feet to the point of beginning. That the Grantor herein is the same person as the grantee in a Deed dated February 20, 1959 recorded July 30, 1959 in Liber 4667 cp. 219. M C7 O TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO M HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of t= the party of the second part forever. n p AND .the party of the first part covenants that the party of the first part has not done or suffered anything m whereby the said premises have been encumbered in any way whatever, except as aforesaid.
