� ' WITNESSETH, that the party of the first part, in consideration of

lawful money of the United States, and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being it%d= at Bayview, Town of Southold, County of Suffolk, State
of New York, known and designated as and by Lots Nos - 69, 70 and 71
on a certain map entitled "Idap of Terry eaters at Bayview, Town of
Southold, Suffolk County, N.Y." and filed in the Office of the Clerk
of the County of Suffolk on December 29th, 1958 as Idap #2901.
TOGETHER with an easement for ingress and egress over and upon
J'Jatersedge ',lay, Longview Lane, Pleasant Place and Rambler Road for
their entire distance as shown and laid out, 50 feet wide throughout,
on said above mentioned filed map.
RESERVING however to the party of the first part the title to the lanc.
in said roads and the right to herself, her grantees and successors in
interest, to dedicate said roads as public roads, and to grant ease-
ments therein, for the construction and maintenance of public utilities .
TOGETHER with the right to use in common with other lot owners the
area known as Lot #8 and the area adjoining next southerly thereto
to the extent of 80 feet, more or less, being the northerly 80 feet
of the parcel designated on said filed map as 'Community P :rk and
Beach (residents only)" .
TOGETHM with the right to use in common with other lot owners (said
right being only for the benefit of the above described premises ) for
bathing and recreational purposes, the southerly 300 feet, more or
less, of the parcel designated on the above mentioned filed map as
"Community Park and Beach (residents only)" . RESERVING however to
the party of the first: part the right to charge the location of the
northerly boundary thereof as hereinabove provided. F
