i ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iothx at Horton' s Point, near Southold, in the Town of
Southold, County of Suffolk and State of New York, bounded and
I'idescribed as follows:
BEGINNING at a point on the northeasterly terminus of a certain
50 foot right of way (which point is the westerly corner of land
liheretofore conveyed to Vera A. Neslage) ; running thence in a north-
westerly direction along the easterly terminus of said right of
way and along land of Henry McCabe, North 64' 50 ' West 526.55 feet,
more. or less, to ordinary high water mark of Long Island Sound;
running thence along ordinary high water mark of Long Island Sound
l( 100 feet, more or less, to a point which is distant 100 feet from
the westerly or southwesterly line of said premises when measured
!' at right angles thereto; running thence South 64' 50 ' East along
land of Walter E. Hyatt to land of Vera A. Neslage, said course being
at all times 100 feet distant from the westerly or southwesterly
line of the premises herein described when measured at right angles
thereto; running thence along said land of Neslage, South 280 46'
West a distance of 100 feet, more or less, to the point or place of
beginning.
RESERVING, however, to Walter E. Hyatt, his heirs, legal repre-
sentatives and assigns, a right of way 35 feet in width, the south-
easterly line of which is the southeasterly line of the premises
herein described.
TOGETHER with a right of way (in common with others) over the
aforesaid 50 foot right of way from the southerly corner of the
premises herein described southwesterly to a 20 foot right of way
along land of Robert Hyatt; thence southeasterly over said 20 foot
right of way and thence over the existing roadway to Sound View
Avenue.
