WITNESSETH, that the party of the first part, in consideration of

(Southold, County of Suffolk and State of New York, bounded and
described as follows :
BEGINNING at a point on the northwesterly line of land of Vera
A. Neslage (which point is North 28° 46 ' East a distance of 100 feet,
more or less, from the northeasterly terminus of a certain 50 foot
(right of way ) (and which point is North 280 46 ' East 100 feet, more
or less, from the westerly corner of said land of Neslage) ; running
thence North 640 50 ' West along land of Walter E. Hyatt to high
water mark of Long Island Sound ; running thence in an easterly dir-
ection along high water mark of Long Island Sound 100 feet, more or
less, to a point which is 100 feet distant from the southwesterly
line of the premises herein described when measured at right angles
thereto; running thence South 640 50 ' East along land of Walter E.
Hyatt to the northwesterly line of land of Vera A. Neslage; running
thence South 28° 46 ' West a distance of 100 feet, more or less, to
the point or place of beginning.
RESERVING, however, to Walter E. Hyatt, his-heirs, legal
representative and assigns, a right of way 35 feet in width, the
southeasterly line of which is the southeasterly line of the premises
herein described.
TOGETHER with the right to the use (in common with others) of
a right of way 35 feet in width extending from the southerly corner
of the premises above described in a southwesterly direction 100
feet, more or less, to a certain 50 foot right of way.
TOGETHER with a right of way (in common with others) over the
aforesaid 50 foot right of way southwesterly to a 20 foot right of
way along land of Robert Hyatt; thence southeasterly over said 20
foot right of way and thence over the existing roadway to Sound
View Avenue.
