f j THIS INDENTURE,made the day of July nineteen hundred and seventy-one,
BETWEEN BACHE BLEECKER, residing at Ridge Road, Syosset, Nassau
County, New York,
party of the first part, and GIOVANI MATTESSICH and KATERINA MATTESSICH, his
t' wife, both residing at 875 Hummell Avenue, Southold, New York, 11971,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby, grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situatz,
lying and being in the Town of Southold, at Arshamomaque, County of Suffolk,
State of New York, known and designated as Lot No. ONE (1) , on map
entitled, "Map of Subdivision Willow Point" , filed in the Suffolk
County Clerk ' s Office on June 16, 1966 as Map No. 4652.
TOGETHER with the right in common with others owning lots in this
subdivision, to the use of a marina and beach area as shown on said
subdivision map.
SUBJECT to such regulations and annual assessments as may be pres-
cribed by an association of property owners .
SUBJECT to Declaration of Covenants and Restrictions recorded in the
Suffolk County Clerk ' s Office on July 13 , 1966 in Lib. 5991 cp 460.
SUBJECT to Declaration & Agreement by Bleecker Construction Company,
Inc. for the formation of a property owners ' association to be called
"Willow Point Association" which is recorded in the Suffolk County
Clerk ' s Office on February 24, 1970, in Lib. 6708, cp 451.
SUBJECT to Electric Agreement in Liber 6053 cp 337 .
SUBJECT to Telephone Agreement in Liber 6087 cp 376.
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part herein by Bleecker Construction Company, Inc. by deed
dated 3/3/71, recorded 3/5/71 in Lib. 6095 cp 461.
TOGETI l I %with a!I right, title and interest, if any, of the party of the first part in and to any streets and
roads ahtoting the abo%e d(•scribed premises to the center lines thereof; TOGETHER .with the appurtenances

i fOLD the premi,es herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises haws been encumbered in any %say whatever, except as aforesaid.
AND the partc of the first part, in compliance with Section 13 of the Lien Law, covenants that the lxvty of
the first part twill receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvcinent and %Till apply'
the same first to the pxwment of the cost of the improvehoent before using vnw part of the total of the satne for
any other purpose.
